NRE Covenants and Deed Restrictions

Every property owner within the Nolan River Estates has to abide by the current Covenants & Deed Restrictions. They are only two pages and have very minimal restrictions designed to protect our property value. We all invested a lot of money in our property, and we would like it to only grow in value.


These are minimal restrictions that protect our property value and also allow us all to live in the "country" living. By owning property within the NRE, these restrictions must be followed as they were approved by the original developer of the subdivision. They were amended in 1998 and then had two addendums approved by over 50% of the property owners. The link will give you the document that has all the current amendments included in the original, so it is easier to read what is approved now.

Covenants and Deed Restrictions Filed 1998-15265: This document is the filed copy of the CNRE Covenants & Deed Restrictions that was approved in 1998. There are two amendments that were approved changing this document and are listed below.


2003-Amendment 1-Barn before House: This document is the filed copy of the CNRE Amendment 1 that changed the wording of Deed Restriction #1.


2010-Amendment 2-Water Well: This document is the filed copy of the CNRE Amendment 2 that changed the wording of Deed Restriction #11.


CCR (current 2011) & Amendments Consolidated: This document is a consolidated copy of the Deed Restrictions of the changes made by the two Amendments in order to read easier. This document is not an official document that has been filed at the Johnson County Records Department. It was only made to include all changes, making it easier to read. Please see the original documents to see what has been filed at the Johnson County Records.

CNRE Bylaws

Every property owner within the Nolan River Estates has to abide by the current CNRE Bylaws as stated in the Covenants & Deed Restrictions. If you own property within the NRE, you have to follow these bylaws, and you are a member of the Community of Nolan River Estates HOA. Owners who have paid their annual dues of $50 are "Active Members" and have all voting rights and everything stated in that section. If you elect not to pay the voluntary annual dues, you are "Inactive Members" and do not have voting rights or anything else stated in that section. However, you are still invited to attend our CNRE activities and get together with your NRE neighbors.

NRE HOA Bylaws 07192022: This document is the current CNRE Bylaws that have been filed at the Johnson County Records Department. It has also been filed at the Johnson County Records Department which is included in this document.


CNRE Policies

Every property owner within the Nolan River Estates has to abide by the current CNRE Policies as these are considered "Governing Documents" and have been voted on and approved by the majority of the Active Membership. The policies that are active and pertain to the property owners are included.

CNRE PROPERTY OWNER COMPLAINT RESOLUTION PROCEDURE: This document is the process for property owners to follow if they have a complaint against another property owner. Please follow this policy in order to resolve your issue. The CNRE usually will not move forward with a complaint until the property owner has discussed this issue with the other property owner.


The Architectural Policy was abolished and not required any more. However, it is the property owner's responsibility to assure they are abiding by the current Johnson County Permit policies, the CNRE Covenants & Deed Restrictions, and the CNRE Bylaws.


CNRE Guideline for an Outbuilding before a Residence: If a property owner is constructing an appropriate outbuilding/garage prior to the construction of the single-family residence, CNRE approval must be obtained. Please see the attached "Barn before House" file in "Governing Documents" for your submission to the CNRE for approval. It will have to be approved in a general CNRE Board Meeting or Special Meeting by the majority of Active Members.
